Zarządzanie Majątkiem Trwałym

We have designed ZMT – CMMS system from scratch utilizing many years of experience from tens of completed implementation projects. ZMT is an acronym that stands for Zarządzanie Majątkiem Trwałym (Enterprise Asset Management). First of all, we intended to create a simple and intuitive tool to improve and support day-to-day work of maintenance operation.

ZMT allows collection and analysis of the necessary data about the current status of devices, buildings, systems, warehouse stock, necessary repair works, reported failures and defects, costs of purchases or planned maintenance actions.

  • Assets in ZMT are related to the organizational structure of the enterprise. Any data assigned to child objects is consolidated and visible in the parent objects.
  • All completed work orders are associated with an object.
  • Analysis of the history of emergency events from any level of the structure of facilities. Data search according to e.g. fault codes or failure causes.
  • Lists of spare parts added to the objects and their components.
  • Possibility of linking the meter and recording measurement data describing the technical condition.
  • Attach documentation of any format – including the ability to view CAD drawings.
  • Record of warranty conditions for the device and control of deadlines.
  • Planning and records of technical inspections of the object.
  • Recording and processing of the conclusions and recommendations of the inspection.
  • Records of all materials and spare parts used in the work order.
  • Monitoring of technical requirements, safety conditions, tests and permits related to an object.
  • Automatic calculation and reporting of MTBF, MTTR and other configured asset performance measures.
  • Simple and intuitive work request logging module for e.g. production workers.
  • Requestor can keep track of the status of the work request.
  • Requestor will receive a notification about the acceptance of the work request or about rejection, together with information about the reason.
  • The system notifies the maintenance staff about the event registration.
  • Notifications in accordance with the customer’s needs – e-mail, SMS, mobile application.
  • Integration with the Andon module – displaying information on, for example, a TV screen.
  • A work order is the basic operating unit of a CMMS / EAM system.
  • Each work order contains min. information about the place of work, who performed it, time consumed, materials used, costs incurred.
  • Possibility of multi-stage work order approval before being sent for execution.
  • Work order types can be edited by the system administrator.
  • RCM analysis option for emergency work orders with information including failure classification, causes and planning of preventive actions.
  • The work order process is based on status changes and a workflow adjusted to the company’s needs.
  • Possibility to link the work order with one or more technical objects.
  • Creating a material requisition from the work order level based on parts stock level information.
  • The function of booking materials in the warehouse for a work order.
  • Checking out materials directly from the work order level.
  • Confirmation of performed works and settlement of contractors, external services.
  • Object-related work order costs can be exported to the customer’s accounting system.
  • A work order can be created manually or automatically generated from a work request, schedule, shutdown task or project task.
  • For inspection work orders, the system will display a list of activities to be performed.
  • Assignment of resources to individual activities, broken down into brigades, specializations.
  • Conditions for the performance of works – permits, authorizations, procedures, safety conditions.
  • Preventive maintenance tasks are generated according to a configured calendar, meter or measured value.
  • Grouping function – replacing overlapping PM tasks in terms of scope and timing of occurrence.
  • Works can be scheduled according to own employees and external contractors.
  • Manual or automatic generation of PM work orders.
  • Graphical schedule of forecast work orders.
  • Planning of material and execution needs based on the schedule.
  • Defining maintenance activities that involve multiple objects at different locations.
  • The system takes the risk into account when determining the scope and frequency of inspections. If a risk of damage is detected, the system suggests increasing the frequency of inspections.
  • Work orders for corrective works are issued directly on the basis of the technical condition after the inspection.
  • Logging and archiving of diagnostic data, such as: vibrations, thermography, analysis of motor windings.
  • A downtime project is divided into tasks and scopes of works, including the planned resources – materials, equipment and labor with breakdown into specialties.
  • Defined scopes of works for issuing work orders are monitored until the works are completely ended.
  • All downtime-related tasks – from demand request to completion are handled as a system process.
  • The downtime schedule can be exported to MS Project or Primavera and to an Excel file.
  • Demands for materials under downtime tasks are issued and monitored until the materials are used within the works.
  • All the costs of downtime work orders are assessed and approved relative to the task budgets.
  • The system generates commissioning documents for the works contractors.
  • Distribution of project tasks into scopes for which work orders are run.
  • Assign resources to project work orders.
  • Control of work orders against the project budget.
  • Ability to export the project schedule to MS Project or Primavera tools and to an MS Excel file.
  • Ongoing control of the progress of works and identification of the risk of exceeding the project deadlines.
  • Full maintenance of warehouses, inventories and material transactions.
  • All technical and consumables stocks in the ERP system are monitored online in CMMS.
  • If material management is carried out in the ERP system, the fulfillment of material requisition is monitored in the CMMS.
  • Material transactions are carried out in CMMS and then linked to the appropriate items in the bill of materials of the work orders. The actual consumption of materials is controlled in relation to the planned one.
  • Handling checking out from handheld magazines or to personal download cards.
  • Database of suppliers and contractors integrated with the ERP system containing price lists, history of cooperation and evaluation of the quality of deliveries and services.
  • Fulfillment of the demand for materials and services issued for work orders, shutdowns and projects.
  • Record of inquiries and selection of offers.
  • Creating permanent or one-time purchase orders.
  • Maintenance of long-term and one-off contracts.
  • Registration and annotation of purchase invoices.
  • Verification of contractors’ invoices based on works acceptance protocols.
  • Record of deliveries based on purchase orders.
  • Possibility to integrate contractors and service companies online into the system.
  • Record and control of the performance of contracts with repair contractors and service providers at the supplier, contract, order, work order and work order activities level.
  • Each work order for a contract with a service contractor is priced and may cover one or more work orders.
  • If the scope of the work order is covered by the warranty conditions, CMMS issues a complaint document.
  • The system monitors and reports warranty expiry dates.
  • Budget administration from the level of individual budget owner and the level of central budget control.
  • Application of a multi-stage budget process – from collecting tasks for the budget, through creating a budget proposal through the lower level of budget owners, budget approval, to the correction stage and adoption of the final version.
  • The tasks and budget for the next year can be created on the basis of previous budgets.
  • The budget can be presented in the form of a structure.
